Our partnership agreement is issued digitally via DocuSign or equivalent within 24 hours of your first enquiry. It is a single-page document outlining the property address, agreed commission rate, and duration terms. No retainer, no exclusivity requirement, no lock-in beyond the active listing period.

What if the property doesn't sell?
You pay nothing. MERGVS absorbs the full production cost. Our commission only applies when the transaction closes. This is not a risk-sharing arrangement — it is entirely our risk. If the property doesn't sell, we bear the loss.
Are there any costs during production?
No retainer, no deposit, no monthly fee. Production begins after the partnership agreement is signed — all costs are borne by MERGVS until settlement. The only invoice you will ever receive from us arrives 14 days after closing.
Does MERGVS require exclusivity?
No. We do not require exclusivity on the listing. You may continue to market the property through other channels. The MERGVS partnership agreement covers our production and commission terms only — your agency relationship with the seller remains entirely your own.
What geographies do you cover?
MERGVS operates in Luxembourg, Milan, and Istanbul. We also work internationally on a case-by-case basis for properties of sufficient distinction. If your listing falls outside these markets, contact us — we will assess it individually and confirm within 24 hours whether we can engage.
How long does production take?
A standard engagement — 3D environment, photography, video — is typically delivered within 10–15 working days of the site visit. Complex or multi-unit properties may require additional time. We confirm a precise timeline in the partnership agreement, and we commit to it.
How is this different from Matterport or subscription-based 3D tour platforms?
Subscription platforms charge monthly fees regardless of whether the property sells, host the experience on their own domain, and apply the same template to every listing. MERGVS charges nothing until closing, delivers a fully bespoke experience — never templated — and hosts it on a dedicated property URL independent of any platform. No app to download, no vendor account required. Your buyer clicks a link; the world opens.
What if the property is withdrawn from the market?
The experience remains live for as long as the listing is active — there is no time limit on our side. If the property is withdrawn from the market before a sale completes, the agent is contractually obligated to settle half of the agreed commission. The completed experience is delivered in full; MERGVS retains all intellectual property and licensing rights, as with every engagement.
Who owns the 3D experience?
The experience is, and always remains, the intellectual property of MERGVS. It functions as a licensed third-party sales tool — a bespoke application built for a specific property, deployed on behalf of the listing agent. Ownership never transfers. After the sale completes, the experience can be taken offline at the property owner's request — but that decision rests with the new owner, not with us or the agent.
What do you need from me to get started?
The most efficient way to begin is remotely: send us the existing materials — floor plans, any photography you have, the listing brief, and architectural drawings if available. We assess the property from these, ask any clarifying questions, and outline our approach before committing to a site visit. Site visits are arranged when the scope is clear and the agreement is signed.
What if I'm not happy with the result?
Our work speaks before the contract does — every prospective partner reviews an existing experience before we begin. You are not choosing our concept; you are choosing a known standard applied to your specific property. Once the partnership agreement is signed and production begins, there is no right of cancellation. If an agent withdraws at that stage, the same terms apply as a market withdrawal: half the agreed commission is due, and the completed experience is delivered. We hold ourselves to the same standard on every project — because our income depends on it.
How is the commission verified — how do you know what the property sold for?
We are named as an interested party in the sale agreement — standard practice for commission-based collaborators in all three markets we operate in. Your notary or legal counsel will confirm the arrangement. We've structured this to require no trust beyond a signed agreement.
Can I use MERGVS for multiple listings at the same time?
Yes — there's no exclusivity requirement, no cap on simultaneous listings, and no obligation to bring us every property. You choose which listings benefit most from an immersive experience, and we scope each independently.
